About the Role
The Maintenance Technician supports the property’s maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. • Attend site daily and promptly address resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic maintenance, including swimming pool upkeep and chemical logging. • Execute make‑ready and turn‑over tasks, ensuring units and common areas are cleaned, repaired, and properly stocked. • Maintain exterior grounds, breezeways, and common areas; conduct daily inspections to identify and correct hazardous conditions. • Follow Asset Living policies, OSHA/EPA standards, and maintain an organized, well‑stocked maintenance shop. • Assist the Maintenance Supervisor with inventory monitoring, hazard‑communication program, and on‑call emergency response. • Keep accurate records of service requests, maintenance activities, preventative schedules, and make‑ready status. • Provide excellent customer service, monitor request turnaround times, and enforce community policies.

What You Bring
• Requires a High School Diploma or equivalent and basic computer proficiency. • Must understand Fair Housing Laws and OSHA requirements. • Physical demands include lifting 100+ lb objects, climbing ladders, working in confined spaces, and exposure to outdoor elements and hazardous chemicals; availability for overtime, weekends, and on‑call emergencies. • Reliable transportation is required for emergency on‑call responsibilities.
