About the Role

The Assistant Community Manager reports to the Community Manager and oversees daily operations and financial functions of a housing community. Responsibilities include rent delinquency and collection, cash‑flow optimization, and managing all operational phases—personnel, leasing, maintenance, finance, administration and risk—when the Community Manager is absent. The role also ensures compliance with company policies, safety and fair‑housing guidelines. • Post payments, process daily receivables, and reconcile accounts promptly. • Monitor bad debt, issue late notices, contact residents/guarantors, and manage evictions. • Ensure property meets budgeted revenue, expenses, and net operating income; conduct month‑end closings and reporting. • Post resident charges, utility bill‑backs, move‑out statements, and security‑deposit refunds. • Screen, hire, train, coach, and develop onsite staff while enforcing company policies and promoting teamwork. • Oversee leasing activities: show units, lease, move in residents, and maintain accurate lease documentation. • Implement marketing strategies per the annual plan and develop resident retention programs such as events and newsletters. • Address resident complaints and requests to maintain high satisfaction levels. • Manage customer service, monitor maintenance request response times, and conduct regular property inspections. • Plan and control property resources, obtain vendor bids, and ensure timely repairs and cost‑effective procurement. • Maintain compliance with Fair Housing and OSHA regulations; operate onsite software with basic computer proficiency.
