About the Role

The Maintenance Technician is responsible for diagnosing problems and completing repairs promptly to maintain the community’s physical condition and meet service request timelines. • Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features, and waste management systems. • Complete service requests and repairs per company standards in a timely manner. • Prepare vacant apartments for rent promptly, performing turnkey work as needed. • Conduct apartment preventative maintenance. • Assist with interior and exterior painting. • Maintain an incident‑free safety culture by following safety policies and reporting hazards or non‑functioning equipment. • Perform hot works such as brazing, soldering, and welding according to AvalonBay standards. • Cover an on‑call rotation schedule each month. • Provide customer service by communicating effectively with associates and residents. • Identify cleaning and chemical supplies, interpret SDS information, and apply chemicals safely. • Know and correctly use appropriate personal protective equipment (PPE).

What You Bring

• Have 2–3 years of maintenance experience with HVAC, plumbing, electrical, and general repairs. • Possess a valid driver’s license. • Read and understand key policies, including Key Control, Apartment Home Turnover, and Maintenance Emergency procedures. • Understand emergency system shutoffs, locations, and operation sequences. • Demonstrate knowledge of paint types and painting tools.
