About the Role
The Community Manager oversees all aspects of a housing community’s operations under the Regional Manager’s supervision, handling personnel, leasing, maintenance, financial, administrative and risk management duties. As the on‑site leader, this role ensures compliance with Asset Living policies, safety standards, fair housing regulations, and liability guidelines while driving resident satisfaction and property performance. • Maintain daily on‑site presence and manage staff attendance. • Screen, hire, train, coach, and develop on‑site personnel following company directives. • Create and assign weekly/daily schedules for office and maintenance teams; address performance issues per HR procedures. • Achieve maximum net operating income through cost control, revenue enhancement, and leasing improvements. • Develop annual operating budgets and forecasts; monitor rent collections, deposits, and vendor invoice reconciliation. • Prepare timely and accurate financial close‑out reports for property ownership. • Design and execute yearly marketing plans; lead leasing activities and ensure accurate lease documentation. • Handle resident complaints and requests, implementing retention programs such as events and newsletters. • Show prospective residents, process lease signings, and manage move‑in procedures. • Lead the property’s emergency response team, ensuring proper handling of incidents to minimize liability. • Oversee maintenance, construction, and rehabilitation projects, conducting inspections and coordinating vendor bids. • Ensure compliance with Fair Housing Laws, OSHA requirements, and company policies. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
• Possess a high school diploma (Bachelor’s preferred) and 1–2 years of housing industry experience; CAM or ARM certification is a plus. • Demonstrate proficiency with on‑site software and basic computer skills. • Meet physical requirements including lifting up to 25 lb, standing or sitting for extended periods, and working in various weather and terrain conditions.

Benefits
Compensation includes a salary range of $60,000 to $65,000, a comprehensive benefits package (medical, dental, vision, life, disability, 401(k) matching, paid sick days and holidays), and potential commission or performance bonuses. The position requires flexibility for overtime, weekends and on‑call emergencies, reliable transportation, and the ability to meet various physical demands such as lifting up to 25 lb and working in diverse environmental conditions.
