About the Role

The Maintenance Technician supports corrective, preventative, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming pool care with accurate chemical logs. • Conduct daily inspections of grounds, buildings, and features to identify and correct hazards or liability concerns. • Assist with scheduling, execution, and clean‑up of turn‑over events and unit inspections. • Maintain an organized, stocked maintenance shop and adhere to safety, OSHA, and Asset Living policies. • Support the hazard communications program and promote safe work practices. • Keep accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and inventory. • Provide general upkeep and cleaning of office, common areas, and the model unit. • Participate in on‑call emergency response and report community rule violations. • Deliver excellent customer service, monitor service request turnaround, and enforce community policies consistently. • Use property resources, equipment, and supplies efficiently. • Assist with additional tasks as assigned by the Maintenance Supervisor or Community Manager. • Meet physical demands: lift/adjust objects 100+ lb, climb ladders, work in confined spaces, operate tools and vehicles, and work overtime/on‑call as needed.
