About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, including service requests, preventative maintenance, personnel management, safety compliance and customer service, working closely with the Community Manager to ensure property standards are met. Key duties include daily on‑site attendance, coordinating and responding to resident and management work orders, inspecting grounds and buildings for hazards, managing inventory and budgets, maintaining a preventative maintenance program, and keeping the maintenance shop organized and OSHA‑compliant. The supervisor also records service requests, EPA/OSHA compliance, make‑ready status and other maintenance metrics, and participates in on‑call emergency response. Under the Community Manager’s direction, the supervisor trains, schedules and evaluates maintenance staff, provides daily guidance, and promotes a harmonious, high‑performing team through coaching and adherence to Asset Living’s training benchmarks. They also ensure excellent resident service, monitor request turnaround times, uphold community policies and project a positive image of the property. • Oversee daily maintenance operations and ensure on‑site presence. • Coordinate, schedule, and fulfill resident and management work orders. • Inspect properties regularly to identify and correct hazardous conditions. • Manage maintenance inventory and adhere to budget guidelines. • Implement and maintain a preventative maintenance program. • Ensure compliance with OSHA, EPA and safety standards. • Maintain accurate maintenance records and service request logs. • Supervise, train, and evaluate maintenance staff performance. • Provide daily guidance and assistance to maintenance technicians. • Deliver high‑quality customer service and monitor request turnaround. • Enforce community policies and represent the property positively. • Respond to on‑call emergencies, including nights and weekends.

What You Bring
Applicants must have a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills and knowledge of Fair Housing and OSHA regulations. The role requires reliable transportation for on‑call emergencies, the ability to work overtime, weekends and nights, and the physical capacity to handle heavy objects and work in varied environments. Compensation ranges from $27.00 to $34.00 per hour and includes a comprehensive benefits package with medical, dental, vision, 401(k) matching, and performance bonuses.
