About the Role

The Community Director position is a full‑time management role located in Anchorage, AK. It involves overseeing a multi‑million‑dollar residential asset for Greenbriar. • Consistently meet monthly income and expense budgets. • Conduct pre‑move‑out inspections with the Service Manager promptly. • Schedule and ensure timely completion of make‑readies and service requests. • Review monthly financial performance with onsite teams and set budgeting strategies. • Perform monthly market analysis and implement daily marketing and leasing tactics. • Prepare, approve and process accurate payroll, managing overtime except emergencies. • Address staff issues quickly and communicate performance evaluations to senior directors. • Assist in recruiting, interviewing, mentoring and developing associates. • Prioritize daily leasing activities and conduct resident tours as needed. • Manage and negotiate lease renewals to promote resident retention. • Prepare and disseminate accurate deposit accountings on time. • Negotiate vendor relationships for best price, quality and service. • Process prospective resident applications and conduct move‑in orientations. • Oversee daily pool and spa maintenance where applicable. • Coordinate property improvements and preventive maintenance tasks promptly. • Handle all resident, financial, analytic and reporting tasks for the community. • Maintain office and maintenance inventory and pay vendor invoices promptly. • Monitor supplies and maintain equipment. • Ensure market‑ready apartments, common areas and amenities meet quality standards daily.

Success requires effective time management, attention to detail, trustworthiness, teamwork and strong customer‑service skills with residents, associates and vendors. Candidates need 1‑2 years of property‑management experience, with prior management experience preferred, and must work safely and efficiently in a fast‑paced setting. The role requires clear communication, proficiency with Microsoft Office, willingness to learn Yardi/Paycom, adherence to Weidner’s mission, policies and fair‑housing laws, reliable transportation, and a clean background.
