About the Role
The Maintenance Technician supports property upkeep by handling corrective, preventative, routine, emergency, and cosmetic repairs under the direction of the Maintenance Supervisor and Community Manager. Responsibilities include responding to resident requests, performing make‑ready tasks, maintaining pool chemistry, inspecting grounds, and managing inventory while adhering to safety and OSHA guidelines. The role also requires strong customer service, participation in on‑call emergencies, and compliance with Fair Housing and company policies. • Attend site daily and respond promptly to resident and management work orders. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on common areas, buildings, and units. • Conduct make‑ready and turn‑over tasks, including scheduling, cleaning, and inspections. • Maintain swimming pool, record chemical logs, and keep exterior grounds clean. • Execute preventative maintenance program to extend asset life and minimize repairs. • Keep maintenance shop organized, stocked, and compliant with OSHA and safety policies. • Track service requests, inventory, and maintenance records accurately. • Provide excellent customer service, monitor response times, and enforce community policies. • Participate in on‑call emergency response and report violations to supervisors.

What You Bring
• Possess a High School Diploma or equivalent and basic computer and Fair Housing/OSHA knowledge. • Meet physical demands such as lifting 100+ lb, climbing ladders, and working in confined spaces. • Have reliable transportation for emergency on‑call duties.
