About the Role

The Maintenance Technician supports property maintenance processes, handling corrective, preventive, routine, emergency and cosmetic work, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Maintain regular daily onsite attendance • Respond promptly to resident and management work orders for common areas, buildings, and units • Complete all necessary repairs and replacements for common areas and units • Assist in scheduling and performing maintenance/repair turn events • Clean the exterior of the community daily, including grounds, breezeways, and common areas • Perform swimming pool maintenance, cleaning, and keep accurate chemical logs • Inspect grounds, buildings, and features daily to identify and correct hazardous conditions • Execute a preventative maintenance program to extend community lifespan and reduce repairs • Understand and follow Asset key policies • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards • Support the Hazard Communications program and promote safe work practices • Participate in unit inspections as requested • Help monitor equipment and supply inventory as needed • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress • Assist with upkeep, maintenance, and cleaning of office, common areas, and model unit • Report observed violations of community rules to the Maintenance Supervisor or Community Manager • Participate in on‑call emergency response for the community • Use property resources, equipment, and supplies efficiently • Provide excellent customer service and track service request turnaround • Ensure consistent and fair dealings with residents on all matters • Enforce community policies as delegated by the immediate supervisor

Benefits

Candidates must hold a high school diploma or equivalent, possess basic computer skills, understand Fair Housing Laws and OSHA requirements, and be able to perform the physical tasks required, including lifting 100 lb objects and working in varying weather conditions. Reliable transportation is required for on‑call emergencies. Compensation ranges from $19 to $27 per hour and includes a comprehensive total rewards package with medical, dental, vision, life, disability, 401 K matching, bonuses, paid sick days and holidays.
