About the Role

The Maintenance Supervisor oversees all maintenance activities for the community, working closely with the Community Manager to manage staff, vendors, service requests, preventative maintenance and safety compliance. The role includes daily inspections, inventory control, emergency on‑call duties and fostering positive resident relations. • Coordinate and respond to resident and management maintenance requests and work orders. • Perform daily inspections of grounds, buildings, and common areas to identify and correct hazards. • Manage inventory of maintenance supplies while adhering to budget guidelines. • Implement and maintain a preventative maintenance program to extend property lifespan. • Ensure the maintenance shop is organized, stocked, and complies with OSHA safety standards. • Supervise, train, and schedule maintenance staff, providing daily progress checks and coaching. • Participate in on‑call emergency response and unit inspections, including make‑ready checks. • Maintain accurate records for service requests, EPA/OSHA compliance, and preventative maintenance. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Meet physical demands such as lifting 100+ lb objects, working in confined spaces, and overtime/on‑call availability. • Maintain reliable transportation for emergency call‑outs.

What You Bring

• Hold EPA and CPO certifications (HVAC preferred) and possess basic computer and Fair Housing knowledge.
