About the Role
The Maintenance Director assists the Executive Director in managing the physical aspects of the community, organizing, directing, and supervising the maintenance program in an efficient, cost‑effective manner. The role requires strict adherence to company policies, federal, state, and local regulations, and a focus on meeting resident needs safely. • Recruit, train, manage, motivate, and evaluate Maintenance personnel (where applicable) according to Company policies and procedures. • Schedule Maintenance personnel (where applicable) to ensure that the Community is appropriately always staffed including weekends and in the event of an emergency. • Oversee and monitor that the Maintenance personnel (where applicable) are properly accounting for hours worked using time clock system; review the time clock records at least twice weekly and submit payroll and new hire paperwork as required. • Prepare Maintenance budget within approved guidelines and according to Company policies and procedures, utilizing review of maintenance purchases and discussion of future projects or needs with the Executive Director. • Complete monthly maintenance task list items and review with the Executive Director. • Coordinate Community Safety Committee and conduct regular meetings according to Company policy. • Ensure all ACHA regulations and policies are followed per life safety codes. • Check and maintain the Building Life safety system, such as the fire panel, for proper operation daily. • Check operation of HVAC systems—including cooling towers, chillers, circulation pumps, rooftop units, exhaust fans, and computer‑based energy management systems—for faults daily. • Oversee and coordinate the work of contractors to ensure timely completion and compliance with contract specifications.

What You Bring
• Must be a minimum of 18 years of age. • Minimum of 2 years maintenance‑related experience in senior living, hospitality, apartment complex, or similar background, with working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems. • Must have a positive Criminal Background Screening. • The Community is a drug‑free workplace; associates must adhere to the Company Drug Free Workplace policy. • Technical school diploma preferred. • EPA 608 Certification preferred. • OSHA and pool maintenance certification desirable.
