About the Role
In this role, the Construction Observer will help ensure projects are delivered on schedule, within budget, and to client expectations, supporting Kimley‑Horn’s dedication to excellence and client success. • Conduct constructability reviews and design scheduling during the design phase. • Coordinate utility franchises, estimate probable construction costs, and develop specifications and bid packages. • Manage bid scheduling, advertising, pre‑bid meetings, addenda distribution, and contractor evaluations. • Review contractor schedules, run progress meetings, and perform submittal reviews during construction. • Perform construction inspections, observation, pay application reviews, and change‑order analysis. • Conduct time impact analyses, project closeout, and maintain project documentation. • Provide construction scheduling and support for project phasing across all phases. • Serve as a liaison for client and contractor communication throughout the project lifecycle.

What You Bring
• Minimum 6+ years of construction management experience. • High school diploma or equivalent. • Strong verbal and written communication skills. • Ability to apply technical expertise to solve client problems. • Positive attitude, strong work ethic, and self‑initiative to meet deadlines.
