About the Role
The Senior Cost Manager oversees the commercial aspects of residential projects, managing hard and soft costs, contracts, and budgets while reporting directly to the client. This role ensures effective commercial management, risk mitigation, and contractual compliance throughout the project lifecycle, working closely with project teams, clients, and stakeholders to deliver projects on budget, on time, and in accordance with legal and company requirements. In the pre‑contract phase, the manager prepares detailed cost estimates and budgets from feasibility through design, conducts value‑engineering and cost‑optimization studies, reviews architectural and engineering drawings for cost implications, and develops cost databases and benchmarking data. They also prepare feasibility studies, coordinate with design teams to ensure cost targets are achievable, conduct market analysis for construction costs, materials, and labor rates, and provide monthly cost reports and forecasts while leading the cost managers’ project team. During the post‑contract phase, the manager handles tender processes, prepares tender documentation, and analyses bids, assists the client in negotiating contract value, and compiles contract documents. They manage change‑control procedures, assess cost impacts of scope changes, evaluate contractor payment applications and variation orders, conduct site visits to validate progress and payment claims, support dispute resolution and claims management, and coordinate final account settlements and project close‑out while maintaining comprehensive project documentation. • Ensure compliance with contract specifications and delivery requirements

What You Bring
Desired candidates have at least ten years of consultancy experience, including five years in UAE residential projects, a degree in Quantity Surveying, Construction Management or a related field, and preferably RICS qualification. They must be proficient with cost‑management software and the MS Office suite, possess strong analytical, negotiation and communication skills, and be able to work on‑site in Dubai, UAE.
