About the Role

The Maintenance Technician supports property upkeep by performing corrective, preventative, routine, emergency, and cosmetic maintenance, and assists with the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. • Attend the site daily and promptly address resident and management work orders. • Repair and replace components in community common areas and individual units. • Schedule and execute maintenance/repair turn events. • Clean exterior grounds, breezeways, and all common areas. • Maintain swimming pools, including cleaning and accurate chemical logging. • Conduct daily inspections of grounds and buildings to identify and correct hazards. • Implement preventative maintenance programs to extend property life and reduce future repairs. • Follow Asset Living policies and adhere to OSHA and safety standards. • Keep the maintenance shop organized, well‑stocked, and compliant with safety regulations. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections and monitor equipment and supply inventories. • Maintain detailed records of service requests, compliance, preventative maintenance, and make‑ready status. • Assist with upkeep of office, common areas, and model units. • Report any violations of community rules to the supervisor or manager. • Participate in on‑call emergency response and use resources efficiently. • Deliver excellent customer service and monitor request turnaround times. • Apply resident policies consistently and enforce delegated community policies.

What You Bring

• Requirements: High school diploma or equivalent, basic computer skills, knowledge of Fair Housing Laws and OSHA. • Physical ability to climb ladders, lift 100+ lb, work in confined spaces, operate tools and vehicles, and handle overtime/on‑call duties in various weather conditions. • Must have reliable transportation for emergency on‑call responsibilities.
