About the Role

The Maintenance Technician supports the property's maintenance program, handling corrective, preventive, routine, emergency, and cosmetic tasks under the guidance of the Maintenance Supervisor and Community Manager. Responsibilities include responding to resident requests, executing repairs, performing pool upkeep, maintaining the exterior grounds, and ensuring safety compliance while contributing to make‑ready processes. The role requires daily on‑site attendance and participation in on‑call emergency coverage. • Attend community daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas and individual units. • Schedule and execute maintenance and repair turn events. • Clean exterior grounds, breezeways, and all common areas. • Maintain swimming pool, perform cleaning, and keep accurate chemical logs. • Inspect grounds, buildings, and features daily to identify and correct hazards. • Carry out preventative maintenance to extend asset life and reduce future repairs. • Follow Asset Living policies and OSHA safety standards in all tasks. • Keep the maintenance shop organized, well‑stocked, and compliant with safety guidelines. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections as requested. • Monitor inventory of equipment and supplies. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Perform general upkeep and cleaning of office, common areas, and model unit. • Report violations of community rules to the supervisor or community manager. • Participate in on‑call emergency response at the community. • Utilize property resources, equipment, and supplies efficiently. • Complete additional tasks assigned by the Maintenance Supervisor or Community Manager. • Deliver excellent customer service and monitor request turnaround times. • Ensure consistent and professional interactions with residents. • Enforce delegated community policies as directed by supervisors. • Perform frequent climbing, lifting of 100+ lb objects, and work in confined or outdoor environments. • Maintain reliable transportation for emergency on‑call duties.
