About the Role

The Maintenance Technician supports the property’s maintenance program, handling corrective, preventative, routine, emergency and cosmetic tasks under the guidance of the Maintenance Supervisor and Community Manager. The role also involves managing the make‑ready process to meet operational objectives. • Maintain regular daily onsite attendance • Respond promptly to resident and management work orders for common areas, buildings, and units • Complete necessary repairs and replacements for community common areas and units • Assist in scheduling and executing maintenance and repair turn events • Perform daily exterior clean‑up of grounds, breezeways, and common areas • Conduct swimming pool maintenance, cleaning, and accurate chemical logging • Inspect grounds, buildings, and features daily to identify and correct hazards • Execute preventative maintenance to extend community asset life and reduce future repairs • Follow Asset Living key policies and procedures • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards • Support the hazard communications program and promote safe work practices • Participate in unit inspections as requested • Help monitor inventory of equipment and supplies • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status • Assist with upkeep, maintenance, and cleaning of office, common areas, and model unit • Report observed violations of community rules to supervisors • Participate in on‑call emergency response at the community • Utilize property resources, equipment, and supplies efficiently • Provide excellent customer service and track service request turnaround • Ensure consistent resident interactions on all matters • Enforce community policies delegated by the immediate supervisor

What You Bring

Candidates must hold a high school diploma or equivalent, possess basic computer skills, and understand Fair Housing Laws and OSHA requirements. The position demands frequent physical activity, including climbing ladders, lifting objects over 100 lb, operating power tools, and being on call for emergencies, with reliable transportation required.
