About the Role
The Community Manager oversees all on‑site operations of a housing community under the Regional Manager’s supervision, directing personnel, leasing, maintenance, finance, administration and risk management while ensuring compliance with company policies, safety and fair‑housing regulations. The role includes daily on‑site oversight of staff, leasing activities, maintenance coordination and financial functions to keep the community running smoothly. • Supervise on‑site staff, handling hiring, training, coaching, performance issues and policy compliance. • Create and manage weekly/daily schedules for office and maintenance teams. • Develop annual operating budgets, forecasts and monitor rent collections, deposits, and vendor invoice reconciliation. • Implement cost‑control measures and revenue‑enhancing strategies to maximize net operating income. • Design and execute yearly marketing plans, leasing strategies and resident retention programs. • Address resident complaints, ensure satisfaction and oversee lease signing, documentation and reporting. • Lead the property’s emergency response team, coordinating staff and resident safety during incidents. • Oversee maintenance operations, conduct regular property inspections, and ensure timely repairs and renovations.

What You Bring
Candidates should have affordable‑housing program experience, a high school diploma or equivalent (Bachelor’s preferred), and preferably certifications such as CAM or ARM; basic computer skills and knowledge of Fair Housing and OSHA are required. The position involves regular standing, walking, lifting up to 25 lb and occasional stooping or kneeling; reliable transportation is needed for emergency on‑call duties. • Minimum two years’ experience with affordable‑housing programs (LIHTC, HUD Section 8, USDA Rural Development, etc.). • High school diploma or equivalent; Bachelor’s degree or four years of housing‑industry experience preferred. • Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM). • Proficiency with on‑site management software and basic computer skills. • Understanding of Fair Housing laws and OSHA regulations.
