About the Role

The Maintenance Technician assists with all maintenance processes—including corrective, preventative, routine, emergency and cosmetic work—to support the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities also include the make‑ready process, ensuring units and common areas are prepared for new occupants. The role requires daily onsite attendance and adherence to safety and policy standards. • Perform routine, preventive, corrective, and emergency maintenance for community areas, buildings, and units. • Respond promptly to resident and management work orders and ensure timely repairs. • Conduct make‑ready and turn‑over tasks, including cleaning, repairs, and inventory checks. • Maintain swimming pool cleanliness and accurate chemical logs. • Carry out daily inspections of grounds and facilities to identify hazards and ensure safety. • Follow Asset Living policies, OSHA and EPA standards, and keep the maintenance shop organized and stocked. • Document service requests, maintenance activities, and compliance records accurately. • Provide excellent customer service, enforce community policies, and communicate effectively with residents. • Participate in on‑call emergency rotations and adhere to safety protocols. • Maintain reliable transportation for emergency on‑call duties.
