About the Role
The Assistant Property Manager (CRE) supports the senior assistant property manager and performs property administrator duties when needed, ensuring professionalism and positive relationships with tenants and clients. This role combines administrative, leasing, and operational responsibilities to maintain smooth property operations. • Provide full administrative support, including phone handling, typing, reporting, filing, and correspondence distribution; coordinate office supplies in the absence of a property administrator. • Assist with lease administration by abstracting leases and keeping the database current. • Maintain orderly property files, leases, and contracts. • Prepare and coordinate bid proposals and service contracts. • Obtain aging reports and follow up on delinquencies per C&W or client policies. • Process invoices with appropriate backup according to established procedures. • Coordinate tenant move‑ins and move‑outs, including furniture delivery and pickup. • Oversee work order and purchase order systems. • Develop and maintain a Tenant Service Package (handbooks, anniversaries, gifts, events, newsletters, training). • Keep tenant information in the database up‑to‑date. • Update office procedures in the Property Operations Procedure Manual under manager direction. • Ensure Certificates of Insurance for tenants and vendors are current. • Oversee processing of staff hours, expense reports, and check requests for review and approval. • Process tenant bill‑backs for electrical usage, after‑hours HVAC, and similar charges promptly. • Assist with annual budget preparation, monthly financial reports, and on‑site bank deposits. • Lead regular property inspections with janitorial, landscape, and other service providers as directed. • Participate in performance oversight of service contractors.

What You Bring
The position operates in a professional office environment using standard equipment such as computers, phones, and photocopiers, and requires regular travel between properties in varying weather conditions. The employee must be comfortable both sitting and standing for most of the day while occasionally climbing stairs and moving across floors. Physical demands include frequent movement between floors, stair climbing, and occasional outdoor travel, with about 85% of the time spent in a stationary position (sitting or standing). Employees also regularly operate office machinery and handle physical items related to tenant move‑ins and move‑outs. • Strong organizational skills. • Effective time management. • Excellent oral and written communication. • Initiative and sense of urgency. • Ability to multitask. • High school diploma/GED; Bachelor’s degree preferred. • At least 1 year of real estate property management or related experience. • Proficiency in Microsoft Office Suite. • Demonstrates initiative and meets or improves upon deadlines.

Benefits
Compensation ranges from $32.69 to $38.46 per hour and includes a comprehensive benefits package covering health, vision, dental, flexible spending accounts, retirement plans, life and disability insurance, and paid time off.
