About the Role
The CFM will supervise preventative and corrective maintenance performed by vendors, develop and approve Method of Procedures, control change‑management scheduling, and oversee contractors to maintain safety and operational standards. They will also serve as the subject‑matter expert on MEP infrastructure, maintain system capacity and redundancy, and ensure 24/7 operation of HVAC, electrical, and plumbing systems. Key duties include developing disaster‑recovery and business‑continuity plans, leading root‑cause analyses for facility incidents, ensuring compliance with regulations, maintaining accurate maintenance records, and reporting performance metrics to leadership. The role contributes to budget development, capacity planning, infrastructure upgrades, and identifies improvements to enhance efficiency, reduce costs and increase reliability. • Supervise and direct preventative and corrective maintenance by vendors on critical lab support systems. • Develop, review, and approve Method of Procedures (MOPs) to minimize risk. • Manage change‑management control process for planned maintenance, ensuring proper scheduling and communication. • Oversee contractor activities to ensure compliance with safety and operational standards. • Serve as subject‑matter expert on lab MEP infrastructure, monitoring capacity, load and redundancy. • Ensure 24/7 reliability of HVAC, electrical (UPS, PDUs, generators) and plumbing/water systems. • Create and maintain disaster‑recovery and business‑continuity plans. • Lead root‑cause analysis investigations and implement corrective actions. • Ensure compliance with local, state and federal regulations for lab utility infrastructure. • Maintain accurate maintenance logs, engineering records, MOPs and performance data. • Prepare and present regular KPI and incident reports to leadership. • Assist in developing and managing operational and capital budgets. • Participate in capacity planning, infrastructure upgrades, lab expansions and new construction projects. • Identify and implement improvements to increase operational efficiency, reduce costs and improve reliability.

What You Bring
We are seeking an experienced Critical Facilities Manager (CFM) to lead operational oversight of a mission‑critical R&D laboratory portfolio that ranges from low‑level bench labs to high‑tech cleanrooms used for microprocessor and data‑chip testing. This supervisory position ensures reliability, uptime and safety of all critical mechanical, electrical, plumbing and life‑safety systems, while managing vendor performance and change‑management processes. Candidates need 7‑10 years of critical facilities operations experience—preferably in labs, cleanrooms, pharma or semiconductor settings—and a bachelor’s degree in mechanical or electrical engineering or equivalent. Required technical knowledge covers UPS, generators, power distribution, HVAC, fire/life‑safety, and lab‑specific utilities such as RODI water and clean dry air. Proven vendor‑management, change‑control, leadership, problem‑solving and communication skills are essential; certifications such as CFM or CDCP are preferred. • Require 7‑10 years experience in critical facilities operations (labs, cleanrooms, pharma or semiconductor). • Bachelor’s degree in Mechanical or Electrical Engineering or equivalent experience. • In‑depth knowledge of UPS, generators, power distribution, HVAC, fire/life‑safety and lab utilities (RODI, CDA, process cooling). • Proven vendor‑management and contract oversight experience. • Strong change‑management, SOP/MOP and risk‑mitigation expertise. • Excellent leadership, problem‑solving and communication abilities. • Preferred certifications: Certified Facilities Manager (CFM), Certified Data Center Professional (CDCP).

The position is based on‑site in Mountain View, CA, with an estimated total compensation range of $143,600 – $249,000 per year. Visa sponsorship is not provided; candidates must be authorized to work in the United States.
