About the Role
Key duties include establishing strong client relationships, developing and executing business plans that align with owner objectives, and providing monthly or quarterly financial and management reporting. The manager will also oversee contractors and maintenance staff to ensure properties are properly maintained and conduct regular tenant meetings, including emergency response updates. Marketing and leasing responsibilities involve building tenant relationships to retain and expand business, supporting the broker/agency leasing team, and coordinating property marketing initiatives. The Property Manager will also ensure the Assistant Property Manager completes required tasks. • Manage a portfolio of institutional and large retail properties to maximize NOI and asset value. • Develop and implement business plans aligned with owner objectives. • Oversee contractors and maintenance personnel to ensure proper property upkeep. • Prepare and deliver monthly/quarterly financial and management reports to clients. • Support leasing teams and coordinate property marketing efforts. • Maintain emergency response manuals and hold regular tenant meetings. • Ensure compliance with JLL’s Core Practices and Standards of Excellence. • Apply retail accounting principles, manage CAM allocations, and achieve budgeted financial goals. • Build tenant relationships to retain business and identify expansion opportunities. • Supervise Assistant Property Manager and ensure task completion.

What You Bring
The position requires strong financial acumen, including knowledge of retail accounting, CAM allocations, and both accrual and cash‑basis accounting. The manager must project and achieve budgeted financial goals while adding value through prudent management decisions. Candidates should have at least three years of commercial retail property management experience, a B.A. or B.S. degree (real‑estate or management preferred), and a Hawaii Real Estate License (obtainable within 90 days). Required skills include proficiency with Microsoft Office, strong communication, leadership, problem‑solving, and the ability to work independently or collaboratively in a fast‑paced environment. Physical duties involve standing, walking, occasional night/weekend work, and travel for inspections. The role does not sponsor visas and offers a salary range of $80,000‑$90,000 per year. • Hold a Hawaii Real Estate License (obtainable within 90 days). • Minimum three years of commercial retail property management experience. • Proficient in Microsoft Office with strong verbal and written communication skills. • Demonstrate leadership, problem‑solving, and ability to work independently or in a team. • Physical ability to stand, walk, work nights/weekends, and travel for inspections.
