About the Role

The Senior Lead of Operations is accountable for providing optimal customer relations and facility management for the assigned facility in a cost‑effective manner. Reporting directly to the ABM Vice President, this role ensures overall contract customer satisfaction, service delivery levels, and financial performance meet or exceed the contract scope, terms, and conditions. The position oversees high‑quality operations and maintenance of engineered equipment and building systems, acting as the primary liaison with all customer departments. Responsibilities include preparing budget recommendations, ensuring compliance with corporate policies and regulations, coordinating work priorities, and balancing reactive and preventive maintenance while leveraging CMMS tools. The leader also negotiates service contracts, manages purchasing, implements administrative systems, and maintains facility quality standards. • Maintain optimal customer relations through constant communication. • Provide high‑quality operations and maintenance for engineered equipment and building systems, overseeing integrated facility services. • Serve as primary liaison with all customer departments, ensuring prompt, responsive, effective service and resolving inter‑departmental issues. • Deliver monthly written status reports to customers and ABM management; present performance updates as needed. • Assist Facility Managers in preparing and administering the annual facility budget, reporting exceptions and adjusting as required. • Ensure compliance with customer and ABM corporate policies and communicate expectations to subordinates. • Meet all federal, state, and local regulations (DER, OSHA, FLSA, EEO, ADA, etc.). • Schedule and coordinate overall work priorities. • Determine which work should be performed in‑house versus subcontracted, consulting corporate or external technical resources for major changes. • Balance reactive and preventive maintenance, monitor backlogs, adjust resources, and document deferred maintenance. • Maximize use of the CMMS or customer work‑order system. • Develop and approve facility quality standards; review completed work to ensure standards are met. • Negotiate major service contracts (e.g., snow removal, window washing, janitorial, landscaping) and approve smaller contracts. • Develop and negotiate minor construction projects as assigned. • Manage purchasing program, approve major purchases, and audit subordinate purchasing. • Design and implement administrative systems when existing standards are insufficient. • Ensure staff receive adequate technical, administrative, and other training; participate in training of direct reports. • Manage staff per ABM employee‑relations policies, including hiring, termination, salary changes, performance appraisals, counseling, and disciplinary actions. • Direct management of an integrated facilities model that includes maintenance and custodial services.

What You Bring

Candidates must hold a bachelor’s degree in mechanical engineering or comparable experience, with certifications such as Certified Facility Manager or Real Property Administrator regarded as advantageous. Proven experience managing multi‑site departments, full budgetary responsibility, and integrated facilities operations—including maintenance and custodial services—is required, along with strong communication skills and a willingness to work flexible hours. • Bachelor’s degree in mechanical engineering or comparable experience. • Certified Facility Manager or Real Property Administrator certification (desired for specific assignments). • Strong customer‑service orientation and skills. • Experience managing a department across multiple buildings/sites. • Working knowledge of at least two of: mechanical, electrical, general building maintenance, or building construction (or demonstrated aptitude). • Excellent verbal and written communication skills. • Willingness to work non‑standard days and hours as required.

Benefits

The position offers a salary range of $215,000‑$225,000 DOE, with eligibility for company incentive or bonus programs.
