About the Role
The technician will ensure safe and continuous building operation while following company procedures. • Perform preventive maintenance, troubleshooting, and minor repairs on mechanical, electrical, HVAC, plumbing, life‑safety, fire protection, and security systems. • Conduct routine lubrication, adjustments, cleaning, consumable replacements (filters, indicator lights), and equipment testing. • Respond to safety, plumbing, mechanical, electrical, and environmental service requests via direct contact or work‑order system. • Maintain accurate maintenance logs and records using preventive‑maintenance and work‑order software. • Coordinate contractor, tenant, and management approvals for work requiring external contractors, and keep detailed work‑order logs. • Ensure occupant safety and continuous building operation while following written operating procedures and maintaining organized files. • Provide basic electrical services such as replacing receptacles, lights, switches, locating circuits, and resetting breakers. • Perform light carpentry tasks including trim, stud, and flooring replacement. • Execute sheetrock repairs, taping, and finishing as needed. • Conduct light plumbing work: under‑sink repairs, faucet installation, water‑heater installation, leak fixes, and spigot replacement. • Apply basic HVAC troubleshooting, perform preventive maintenance, and replace air filters. • Repair doors and closets, replace hinges, handles, and deadbolts. • Locate and repair leaks in windows, doors, metal and shingle roofs. • Perform interior painting of walls, ceilings, doors, and trim. • Deliver exceptional customer service and anticipate subsequent work orders.
