About the Role
The Maintenance Technician at Stratford Ridge is responsible for delivering high‑quality move‑ins, ensuring resident satisfaction, providing expedited service, and giving personal attention to each resident. This role supports the community by maintaining a professional and responsive presence. Key duties include preparing make‑ready apartments—painting, carpet repairs, cleaning, and general repairs—to ensure a smooth resident move‑in experience. Technicians respond promptly to resident service requests and possess knowledge of plumbing, HVAC, basic electrical work, carpentry, painting, and snow removal when needed. They also maintain grounds, pools, hot tubs, common areas, and dog park amenities, keeping them clean, operational, and safe, and may be scheduled on‑call for after‑hour emergencies. Maintenance staff report any concerns in vacant units, model homes, or common areas to the Maintenance Supervisor and complete scheduled maintenance tasks as directed. They must follow state, local, and federal fair‑housing laws, attend required training, uphold company uniform and appearance standards, and adhere to all safety procedures. Reliable punctual attendance and timely reporting of any tardiness are essential. • Prepare make‑ready apartments (painting, carpet repair, cleaning, general repairs). • Respond promptly to resident service requests with a professional attitude. • Perform maintenance on plumbing, HVAC, basic electrical, carpentry, painting, and snow removal. • Maintain grounds, pools, hot tubs, common areas, and dog park amenities. • Provide on‑call support for after‑hour emergencies. • Report maintenance issues and complete scheduled work per supervisor direction. • Follow fair housing laws, safety procedures, and company policies. • Wear company uniform and maintain a professional appearance. • Read and interpret manuals, compute measurements, and write routine reports. • Lift, carry, push, pull, or move objects up to 100 lb and travel between properties up to 10% of the time.

What You Bring
Competencies required include a valid driver’s license, EPA 608 Type II certification, and the ability to read and interpret manuals, safety rules, and maintenance instructions. Candidates must be able to perform basic calculations, solve routine problems, follow written or oral directions, write reports, and consistently apply safety protocols. Applicants need a high school diploma, GED, or equivalent technical/vocational training, plus at least one year of related experience. The role operates in a professional office environment using standard equipment such as computers, phones, and fax machines, and involves regular travel between properties under varying weather conditions. Physical demands involve standing, walking, and climbing stairs or ladders for extended periods, as well as the ability to lift, carry, push, pull, or move objects up to 100 lb.
