About the Role

The Leasing Manager oversees all leasing and marketing activities at a property, works with the Community Manager to set leasing goals and develop a strategic plan, and leads the leasing team to achieve budgeted occupancy while maintaining positive resident relations. Core duties include ensuring effective leasing techniques, accurate lease documentation and reporting, auditing lease files, handling resident complaints, and implementing retention programs such as events, promotions and newsletters. The role also involves developing and executing the annual marketing plan and budget, creating campaigns to drive traffic, monitoring leasing and renewal progress, organizing leasing events, and conducting weekly market surveys to stay competitive. In personnel management, the Leasing Manager assists the Community Manager with recruiting, training, coaching and performance oversight, ensures staff compliance with company policies, and promotes a harmonious, high‑performing team environment. Administrative responsibilities cover customer service oversight, timely maintenance response, property appearance maintenance, supervision of operational functions, and efficient management of resources, vendor bids and supplies. • Set leasing goals and develop strategic marketing plans with Community Manager. • Lead and coach the leasing team to achieve budgeted occupancy. • Ensure leasing techniques, lease documentation and reporting are accurate and up‑to‑date. • Audit lease files for policy compliance. • Resolve resident complaints and implement retention programs (events, promotions, newsletters). • Show, lease and move‑in prospective residents efficiently. • Create and manage annual marketing plan and budget; design campaigns to generate traffic. • Monitor leasing and renewal progress; provide targeted support where needed. • Plan and execute leasing and renewal events. • Conduct weekly market surveys and maintain knowledge of property, competition and market conditions. • Apply sales and marketing strategies to improve traffic, closing ratios and occupancy. • Assist in recruiting, hiring, training, coaching and performance evaluation of on‑site staff. • Enforce staff compliance with company policies and training benchmarks. • Foster a collaborative, high‑performing work environment. • Oversee customer service quality and maintenance request response times. • Maintain property appearance and ensure timely repairs through regular inspections. • Supervise operational business functions and resource utilization. • Manage vendor relationships, obtain bids and control supplies cost‑effectively.

What You Bring

Required qualifications are a high school diploma or equivalent (bachelor’s preferred) with at least one year of housing‑industry experience, basic computer and on‑site software skills, and knowledge of Fair Housing and OSHA regulations. Physical demands include standing, walking, climbing ladders or stairs, lifting up to 25 lb, and occasional work in confined spaces, extreme temperatures or outdoors, with flexibility for overtime, weekends and emergencies. • Possess High School Diploma (Bachelor’s preferred) and at least one year housing‑industry experience. • Demonstrate basic computer and on‑site software proficiency. • Know Fair Housing Laws and OSHA safety requirements. • Physical ability to stand, walk, climb ladders, lift up to 25 lb and work in various conditions.
