About the Role

The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties. This includes maintaining a clean and safe work environment, performing regular rounds and assessments, and conducting both preventive and corrective maintenance, painting, and housekeeping tasks. • Perform plumbing, electrical, and HVAC work for buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers. • Verify field conditions and execute necessary repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors, and other general building components. • Service plumbing fixtures such as toilets, urinals, and lavatories. • Conduct preventive maintenance: filter changes, coil cleaning, condenser flushing, tube punching, bearing greasing, belt inspection, motor bearing replacement, pulley alignment, and chemical water treatment. • Inspect engine rooms, fan rooms, pumps, generators, fire pumps, sump/ejector pumps, and replace lamps or signage. • Ensure emergency exit signs, lights, and stair access are functional; perform fire and life safety inspections per NFPA and company standards. • Document activities and report to supervisor. • Respond promptly to emergencies, including fire, evacuation, equipment failure, and customer concerns. • Comply with all codes, regulations, and company safety directives; complete annual C&W safety training. • Adhere to uniform dress code and maintain a neat appearance on and off duty.

What You Bring

The role operates primarily in a professional office setting but requires regular travel between multiple properties, often in varying weather conditions. Employees may work extended periods, shift work, or on‑call duties, especially when handling priority or emergency situations. Physical demands include the ability to stoop, stand, climb, and lift at least 50 lb of equipment such as pumps and tools, as well as crouching and reaching to install or move equipment. Clear verbal communication and the ability to read and interpret schematics, drawings, and written instructions are essential. Candidates must hold a High School Diploma or GED, with a trade school or apprenticeship program preferred. Five or more years of experience operating mechanical, electrical, and plumbing systems in commercial settings are required, along with appropriate trade licenses (e.g., Journeyman or Master Electrician, refrigeration certificates). A valid driver’s license with a good record and basic computing skills in Outlook, Excel, and Word are also necessary. • Demonstrate technical proficiency, initiative, flexibility, multi‑tasking, and a sense of urgency. • Hold relevant trade licenses (Journeyman/Master Electrician, Refrigeration Certificate, Boiler/Steam licenses) as required. • Possess a valid driver’s license with a good driving record. • Utilize basic Outlook, Excel, and Word computing skills.
