About the Role
The Maintenance Supervisor oversees all maintenance operations for assigned communities, working closely with the Community Manager to handle service requests, preventative maintenance, staff and vendor coordination, safety compliance and resident relations. • Attend the property daily and coordinate resident and management work orders. • Perform repairs and replacements in common areas and individual units. • Conduct daily inspections of grounds, buildings and community features to identify and correct hazards. • Manage maintenance supplies inventory, order items within budget and keep the maintenance shop organized. • Develop and follow a preventative maintenance program to extend asset life and reduce future repairs. • Maintain compliance with OSHA, EPA and hazard communication standards and promote safe work practices. • Supervise, train, schedule and evaluate maintenance staff, providing coaching and performance feedback. • Ensure staff adhere to Asset Living training benchmarks and Fair Housing laws. • Deliver excellent customer service by monitoring service request turnaround and enforcing community policies. • Participate in on‑call emergency response and assist with unit inspections and make‑ready processes. • Obtain bids and pricing from vendors, contractors and suppliers to use property resources economically.

What You Bring
The position requires a high‑school diploma or equivalent, EPA and CPO certifications, and preferably HVAC knowledge. Candidates must have basic computer skills, familiarity with Fair Housing and OSHA regulations, and the ability to perform on‑site software functions. Physical demands include frequent movement across properties, lifting objects over 100 lb, working in confined spaces, and being on‑call for evenings, weekends and emergencies. Reliable transportation is required to respond to urgent situations. • Possess reliable transportation to meet on‑call emergency requirements.
