About the Role
The Maintenance Technician supports the property’s maintenance program—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the guidance of the Maintenance Supervisor and Community Manager. The role requires daily onsite attendance, responsiveness to resident and management requests, and adherence to safety, OSHA, and Asset Living policies. • Attend site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks, including swimming‑pool care and chemical log maintenance. • Assist with scheduling, cleaning, and inspection of unit turn‑around (make‑ready) events. • Maintain an organized, properly stocked maintenance shop and monitor inventory of equipment and supplies. • Conduct daily inspections of grounds and structures to identify and correct hazardous conditions. • Provide excellent customer service, monitor request turnaround times, and enforce community policies. • Participate in on‑call emergency response and maintain accurate service and compliance records. • Follow safety standards, hazard‑communication programs, and OSHA guidelines while promoting safe work practices. • Lift and move objects weighing 100 lb or more, climb ladders, work in confined spaces, and operate tools, vehicles, and power equipment. • Maintain reliable transportation to meet emergency on‑call obligations.

What You Bring
The position demands physical stamina for lifting and moving objects over 100 lb, climbing ladders, working in confined spaces and various weather conditions, as well as on‑call availability for emergencies. A high school diploma or equivalent, basic computer skills, knowledge of Fair Housing and OSHA regulations, and reliable transportation are required. • Hold a High School Diploma or equivalent; possess basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
