About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, handling service requests, preventative programs, staff and vendor coordination, safety compliance and resident service. Working closely with the Community Manager, the supervisor ensures properties are well‑maintained, hazards are mitigated and upkeep meets standards. • Attend the site daily and coordinate resident and management work orders. • Inspect grounds, buildings and common areas to identify and correct hazards. • Manage inventory and ordering of maintenance supplies within budget. • Run a preventative maintenance program to extend property life and reduce repairs. • Keep the maintenance shop organized, stocked and compliant with OSHA standards. • Maintain accurate records of service requests, EPA/OSHA compliance and work progress. • Supervise, train and schedule maintenance staff, providing daily performance feedback. • Conduct staff evaluations in partnership with the Community Manager. • Promote staff development through ongoing coaching and Asset training benchmarks. • Deliver excellent customer service, monitoring request response times and resident interactions. • Enforce community policies and represent the property positively to the public. • Participate in on‑call emergency response and after‑hours repairs as needed.

What You Bring
• Hold a High School Diploma or equivalent; EPA and CPO certifications required (HVAC preferred). • Possess basic computer skills and knowledge of Fair Housing and OSHA regulations. • Ability to lift/move objects over 100 lb, work in confined spaces, and operate power tools and vehicles. • Reliable transportation required for emergency on‑call duties.
