About the Role
The Assistant Community Manager supports the Community Manager in overseeing daily operations, financial performance, leasing, maintenance, and staff supervision for a housing community. In the manager’s absence, the assistant assumes full responsibility for compliance with company policies, safety standards, and fair‑housing regulations while striving to optimize cash flow and resident satisfaction. This role requires on‑site presence, strong leadership, and the ability to manage multiple functional areas. • Accurately post all resident and non‑resident payments and income. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and file evictions. • Support budgeted revenue, expense, and Net Operating Income targets. • Post utility bill‑backs and other resident charges. • Complete end‑of‑month closing procedures and reporting. • Maintain organized records and audit resident files. • Perform unit walk‑throughs and apply move‑out charges and security‑deposit refunds. • Attend the property site daily. • Screen, hire, train, coach, and develop on‑site staff per company guidelines. • Provide ongoing training, counseling, and performance feedback. • Foster staff harmony and high‑quality performance through leadership. • Ensure staff adherence to company policies and procedures. • Implement effective leasing techniques to close deals and maintain accurate documentation. • Execute marketing strategies outlined in the annual plan. • Resolve resident complaints, concerns, and requests to maximize satisfaction. • Develop and run resident retention programs such as events and newsletters. • Show, lease, and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to ensure timely repairs and maintain appearance. • Assist in supervising all operational business functions. • Manage property resources, equipment, and supplies cost‑effectively, including vendor bidding. • Stand or sit for prolonged periods; walk the property; lift/move objects up to 25 lb. • Occasionally use ladders, stairs, scaffolding, or step stools. • Work overtime, weekends, and nights for emergencies; operate motor vehicles or golf carts as needed. • Perform duties in various climates, confined spaces, and exposure to hazardous chemicals.

What You Bring
The position involves prolonged standing or sitting, frequent movement around the property, occasional ladder use, and lifting up to 25 lb, as well as overtime, weekend, and night‑hour availability for emergencies. Employees must be able to work in various environments, including confined spaces and extreme temperatures, while adhering to safety and OSHA requirements. • High School Diploma or equivalent; Bachelor’s preferred; 1‑2 years housing industry experience or related training. • Proficient with onsite software and basic computer skills. • Basic knowledge of Fair Housing Laws and OSHA requirements.
