About the Role
• Oversee daily portfolio operations to maintain quality and service standards. • Build and maintain strong relationships with tenants, property owners, and vendors; address inquiries and resolve conflicts promptly. • Develop, manage, and track annual property budgets; prepare monthly/quarterly financial reports and ensure targets are met. • Assist owners with lender reporting, funding requests, and approve annual operating expense reconciliations. • Manage lease administration including abstracting, compliance, tenant move‑ins/outs, and legal documentation. • Source, negotiate, and supervise third‑party vendors and contractors for services such as janitorial, landscaping, security, HVAC, and maintenance, ensuring performance and insurance compliance. • Coordinate preventative maintenance programs and respond to reactive maintenance requests; identify capital improvement opportunities. • Conduct regular property inspections to ensure safety, health, environmental compliance, and building code adherence. • Manage insurance and risk mitigation processes to maintain compliance with laws and regulations. • Prepare and submit regular performance, financial, and operational reports to senior leadership and clients. • Collaborate with senior leadership and clients on long‑term strategic plans for property improvements, lease‑up, tenant retention, and market positioning. • Partner with social media and consumer marketing programs to support tenant retention and property positioning.

What You Bring
The Senior Real Estate Manager leads operational, financial, and strategic performance of a commercial office portfolio, balancing ownership objectives, tenant satisfaction, and asset value while ensuring best‑in‑class property operations. The ideal candidate is proactive, detail‑oriented, customer‑focused, and skilled in reporting, budgeting, capital planning, vendor management, and team leadership. • Require a Bachelor’s degree in business, real estate, finance, or related field (preferred) and at least 5 years of commercial property management experience, including 2‑3 years in a senior role. • Demonstrate strong knowledge of office, retail, and industrial property types, commercial lease structures, and local/state regulations. • Proficient in property management software (Yardi, Argus, MRI, etc.) and Microsoft Office; possess strong leadership, communication, negotiation, and relationship‑management skills. • Hold professional designations such as CPM, RPA, FMA, or LEED AP (highly preferred) and ability to identify operational efficiencies and cost reductions.
