Maintenance Building Engineer
Onsite Building Engineer maintaining all systems in a high‑rise condo community
Job Highlights
About the Role
• Monitor and inspect all building maintenance functions. • Perform basic repairs such as replacing light bulbs, fixing small plumbing or irrigation leaks, and adjusting door hardware. • Develop preventive maintenance programs and manage service contracts with qualified vendors. • Review compliance with city, state, and national building codes. • Manage outside vendors during on‑site maintenance services or special projects. • Assess system performance, report status, and recommend improvements. • Operate power tools, pressure washer, backpack air blower, and other equipment safely. • Inspect and clear storm‑water facilities of debris as required. • Oversee swimming pool maintenance (CPO required). • Replace HVAC filters in common areas on a monthly basis. • Access roof structures for monthly visual inspections and clear gutters/downspouts weekly. • Assist the Lifestyle Director with event setup and takedown.

What You Bring
Heritage Construction and Maintenance is seeking an Onsite Building Engineer for a high‑rise condominium community. The role requires a solid understanding of maintenance needs across building structure, electrical, plumbing, HVAC, sanitation, elevators, fire sprinklers, generators, irrigation, landscaping, swimming pools, and general cleaning and housekeeping functions. The position also demands strong oral and written communication skills, the ability to maintain good relationships with employees, vendors, residents, and the public, and a solid grasp of safety standards related to power‑tool use and construction methods. Maintaining an inventory of tools and common maintenance materials and using equipment safely are essential. Qualified training or certification in building‑maintenance systems is required, and a Certified Pool Operator (CPO) credential is mandatory for pool oversight responsibilities. • Respond quickly to malfunctions of building systems.
