About the Role
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician also oversees the make‑ready process in line with the property’s operational objectives, under the supervision of the Maintenance Supervisor and Community Manager. • Attend the property daily onsite. • Respond promptly to resident and management requests and work orders for common areas, buildings, and units. • Perform repairs and replacements needed for community common areas and units. • Assist with scheduling and execution of maintenance/repair turn events. • Clean exterior areas daily, including grounds, breezeways, and common areas. • Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs. • Inspect grounds, buildings, and features daily to identify and correct hazardous conditions. • Maintain a preventative maintenance program to extend community asset life. • Follow Asset’s key policies. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support the Maintenance Supervisor in hazard communications and promote safe work practices. • Participate in unit inspections as requested. • Help monitor inventory of equipment and supplies. • Keep accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Assist with general upkeep and cleaning of office, common areas, and model unit. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response. • Use property resources, equipment, and supplies efficiently. • Perform additional tasks assigned by the Maintenance Supervisor and Community Manager. • Deliver excellent customer service and monitor service request turnaround. • Ensure consistent handling of resident matters. • Enforce community policies as delegated by the supervisor.

What You Bring
• Hold a High School Diploma or equivalent. • Possess basic computer skills to operate on‑site software functions. • Understand Fair Housing Laws and OSHA requirements. • Frequent climbing, lifting over 100 lb, working in confined spaces, outdoors, and various weather conditions; operate machinery, power tools, and vehicles; be available for overtime, weekends, and on‑call emergencies. • Have reliable transportation for on‑call emergency response.
