The position demands a rotating on‑call schedule for client emergencies, work in various environments such as mechanical rooms, office spaces, and outdoors, and occasional lifting or moving of equipment during site operations. • Oversee site operations and ensure vendor compliance for janitorial, mechanical, electrical, HVAC, and other critical systems. • Develop and maintain client relationships to meet performance indicators and deliver high service quality. • Manage financial tasks including annual budgeting, quarterly forecasting, monthly spend reporting, and processing purchase orders, invoices, and payments. • Lead, onboard, train, and evaluate a professional facilities team to foster teamwork and excellence. • Support short‑ and long‑term projects that reduce operating costs and coordinate with fitness, food services, security, and capital project teams. • Handle moves, reconfigurations, events, safety protocols, reception services, and participate in an on‑call rotation for emergencies. • Ensure adherence to health, safety, environmental, and risk‑management policies. • Utilize CMMS/Work Order applications and IT tools for reporting and communication. • Apply basic knowledge of mechanical and electrical building systems to oversee vendors.

What You Bring
The Assistant Facilities Manager role provides comprehensive oversight of site and vendor management, client‑relationship development, financial controls, and team leadership within facilities operations. This hands‑on position blends operational supervision with strategic planning, requiring both technical knowledge of building systems and strong leadership capabilities. Required qualifications are at least 2 years of facilities‑management experience, 3 years using CMMS/Work Order applications, basic knowledge of mechanical and electrical systems, strong contractor‑management skills, proficiency with IT reporting tools, and solid analytical, organizational, and presentation abilities. Applicants must also ensure compliance with health, safety, environmental, and risk‑management policies. Preferred qualifications include an undergraduate degree or equivalent experience, the ability to multitask without direct supervision, experience with annual budgeting, quarterly forecasting, capital‑planning processes, and strong communication skills for client development and team leadership. This role does not provide visa sponsorship and is based on‑site in Indianapolis, IN. • Meet required qualifications: 2 + years facilities‑management experience, 3 + years CMMS experience, contractor management, analytical and presentation skills. • Preferred: undergraduate degree or equivalent, budgeting and forecasting experience, capital‑planning knowledge, strong client communication, vendor procurement expertise.
