About the Role

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role also supports the make‑ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming pool care and chemical logging. • Execute make‑ready and turn‑event tasks, ensuring units and common areas are repaired, cleaned, and stocked. • Maintain and organize the maintenance shop, manage inventory of tools and supplies, and follow safety and OSHA standards. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazards. • Support the hazard communications program and promote safe work practices. • Record service requests, preventative maintenance, EPA/OSHA compliance, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency rotations and respond to urgent issues. • Assist with general upkeep of office, common areas, and model unit.

What You Bring

Education/experience: High School Diploma or equivalent; ability to perform basic on‑site software functions and basic computer skills; basic knowledge of Fair Housing Laws and OSHA requirements. Physical requirements: regular movement throughout the property, climbing ladders, stairs, and step stools; lifting and moving objects of 100+ lb; working in tight or confined spaces, various weather conditions, and exposure to hazardous chemicals; availability for overtime, weekends, night hours and on‑call emergencies. License/equipment: reliable transportation is required due to the emergency on‑call requirement.
