About the Role
The Leasing Manager oversees all leasing and marketing activities at a property, working closely with the Community Manager to set leasing goals, develop strategic marketing plans, and ensure budgeted occupancy. This role leads the leasing team, drives resident satisfaction, and collaborates on resident retention programs while maintaining high standards of service and compliance. • Attend the property daily and maintain a consistent onsite presence. • Ensure leasing staff follow effective techniques, close deals, and keep accurate documentation. • Audit lease files for compliance with company policies and procedures. • Address resident complaints, concerns, and requests to maintain satisfaction. • Create and execute resident retention initiatives such as events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Help develop the annual marketing plan and budget. • Implement marketing campaigns and outreach to generate traffic. • Monitor leasing and renewal progress, providing support where needed. • Plan and execute leasing and renewal events approved by the Community Manager. • Maintain thorough knowledge of the property, competition, and market conditions; produce weekly market surveys. • Apply sales and marketing strategies to increase traffic, improve closing ratios, and meet occupancy goals. • Assist in screening, hiring, training, coaching, and developing on‑site staff. • Provide ongoing training, coaching, and counseling to ensure staff effectiveness. • Promote team harmony and high‑quality performance through supportive leadership. • Enforce staff compliance with company policies and procedures. • Deliver excellent customer service and monitor maintenance request response times. • Maintain property appearance and ensure timely completion of repairs through regular inspections. • Support supervision of all operational business functions. • Plan and manage property resources, equipment, and supplies cost‑effectively, including vendor bidding. • Stand or sit for prolonged periods, communicate regularly, and perform repetitive hand motions. • Navigate ladders, stairs, scaffolding, and operate vehicles or golf carts as needed. • Lift, move, and place objects up to 25 lb; work overtime, weekends, nights, and in various weather conditions. • Work in confined or elevated spaces and may be exposed to hazardous chemicals.

What You Bring
• Hold a high school diploma or equivalent; a bachelor’s degree or one year of housing industry experience is preferred. • Demonstrate proficiency with on‑site software and basic computer skills. • Possess basic knowledge of Fair Housing Laws and OSHA requirements.
