About the Role

The Property Manager will conduct comprehensive site inspections, safety assessments, and vendor management for a land‑parcel development project in Pune. This role ensures compliance with safety standards, monitors ongoing activities, and provides strategic risk‑mitigation solutions. Key responsibilities include bi‑weekly site visits to inspect boundary walls and ongoing operations such as de‑vegetation, fogging, pest control, snake treatment, housekeeping, and surveying; mandatory safety briefings for ground staff and vendors; risk identification, documentation, and reporting; and supervision of vendor performance against contractual KPIs. Performance will be measured by 100% completion of scheduled site visits, zero safety incidents, timely risk identification and resolution, vendor compliance above 95%, and accurate, on‑time submission of all required reports. The role involves outdoor work in various weather conditions, regular travel to the Pune site, and physical demands such as extensive walking and exposure to construction hazards. Reporting is to the Project Manager/Site Development Head, with coordination among vendor supervisors, ground staff, safety officers, and external regulatory authorities. Required tools include a professional camera, measuring and surveying equipment, safety PPE, mobile reporting apps, and a vehicle for site access. • Conduct bi‑weekly site visits and inspect boundary walls, de‑vegetation, fogging, pest control, snake treatment, housekeeping, and marking activities. • Lead mandatory safety briefings for ground staff and vendor supervisors; enforce PPE use and safety checkpoints. • Identify, document, and assess risks; produce risk assessment reports and recommend mitigation strategies. • Monitor vendor attendance, performance, and contract compliance; measure site work and evaluate against KPIs. • Perform market research to identify qualified vendors, prepare comparison reports, and support procurement processes. • Maintain inspection logs, photographic evidence, weekly/monthly progress reports, safety incident records, and risk registers. • Achieve 100% site‑visit compliance, zero safety incidents, timely risk resolution, >95% vendor compliance, and on‑time report submission. • Work outdoors in varying weather, travel to Pune site, handle physical demands, and manage exposure to construction hazards.
