About the Role
Key duties include reviewing tenant applications, maintaining waiting lists, showing units, processing leases, collecting rent and security deposits, and ensuring all move‑in files are complete. The manager also coordinates maintenance staff and subcontractors, prepares work orders, and monitors vacancy turnover to minimize loss. Supervision responsibilities involve training and directing an Assistant Manager and on‑site staff, conducting performance reviews, approving time sheets, and managing vacation schedules. Regular property walks—morning and evening—provide a visible presence and allow the manager to oversee the community room, enforce rules, and address tenant concerns. The role requires preparation of various reports, compliance documentation, and participation in audits, as well as issuing notices, handling evictions, and conducting unit inspections. The manager also provides residents with local information and collaborates with Resident Services staff. • Review tenant applications, maintain waiting lists, and show available units. • Process leases, collect rent and security deposits, and ensure complete move‑in documentation. • Coordinate maintenance staff, schedule subcontractors, and prepare work orders for repairs and landscaping. • Supervise and train on‑site staff and Assistant Manager, conduct performance reviews, and manage time sheets and vacations. • Perform twice‑daily property walks to monitor appearance, community‑room use, and address tenant issues. • Issue tenant notices, prepare incident reports, and represent management in eviction proceedings. • Conduct unit inspections, oversee vacancy turnover, and prepare security‑deposit refund statements. • Generate weekly, monthly, and compliance reports; assist with audits and regulatory submissions. • Provide residents with local resources and collaborate with Resident Services staff.

What You Bring
The position demands at least three years of experience managing a large apartment complex, preferably with subsidized housing, and a strong understanding of affordable‑housing regulations and Fair Housing laws. A real‑estate license or relevant coursework, proficiency in English, and competency with Microsoft Office and property‑management software are required, along with a valid California driver’s license and the ability to meet physical job demands. • Require minimum three years’ apartment‑complex management experience, preferably in subsidized housing. • Preferred real‑estate license or college‑level property‑management coursework. • Demonstrated knowledge of affordable‑housing regulations, Fair Housing, and budgeting. • Strong oral and written communication, time‑management, and multi‑tasking abilities. • Proficiency in English, Microsoft Office, and ability to learn Yardi Voyager or similar software. • Valid California driver’s license, reliable transportation, and satisfactory driving record. • Ability to perform physical tasks such as walking, climbing stairs, and lifting up to 30 lb.
