About the Role

The Assistant Community Manager reports to the Community Manager and is responsible for daily operations, financial performance, rent collection, and staff leadership, ensuring compliance with company policies, safety standards, and fair‑housing regulations while the manager is absent. • Post all resident payments and income accurately and timely. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Help the property meet budgeted revenue, expenses, and net operating income. • Post resident charges and utility bill‑backs. • Complete end‑of‑month closing procedures and reporting. • Maintain organized resident records and audit files. • Walk units, post move‑out charges, statements, and security‑deposit refunds. • Attend onsite daily and oversee staff attendance. • Screen, hire, train, coach, and develop onsite staff using company guidelines. • Provide ongoing training, counseling, and performance guidance. • Promote staff harmony and quality performance through leadership. • Enforce compliance with company policies and procedures. • Ensure leasing staff close deals, complete lease documentation, and keep reporting accurate. • Implement marketing strategies per the annual plan. • Address resident complaints and requests to maintain satisfaction. • Develop resident‑retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents effectively. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to ensure appearance and timely repairs. • Assist in supervising all business functions related to operations. • Manage property resources, obtain vendor bids, and handle inadequate service.

What You Bring

• Require high school diploma; bachelor’s preferred or 1‑2 years housing industry experience. • Proficient with onsite software and basic computer skills. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to stand, walk, lift up to 25 lb, use ladders, operate equipment, and work varying hours including overtime.
