Maintenance Technician, Multifamily

About the Role

The Maintenance Technician at Dell Ranch in Madison is responsible for supporting residents and delivering on commitments such as quality move‑ins, resident satisfaction, expedited service, and personal attention. The role serves as a primary point of contact for resident service needs and helps provide superior customer service. Key duties include preparing make‑ready apartments—painting, carpet repair, cleaning, and general repairs—to ensure a high‑quality move‑in experience, and responding to resident requests promptly and professionally. The technician must perform maintenance across plumbing, HVAC, basic electrical, carpentry, painting, and snow removal, as well as maintain grounds, pools, hot tubs, common areas, and dog park amenities in a clean, operational, and safe condition. On‑call scheduling may be required for after‑hour emergencies, and all maintenance concerns are reported to the Maintenance Supervisor. • Prepare and turn over units (painting, carpet repair, cleaning, general repairs) for resident move‑ins. • Respond promptly and professionally to resident service requests. • Perform maintenance tasks: plumbing, HVAC, basic electrical, carpentry, painting, snow removal. • Maintain grounds, pools, hot tubs, common areas, and dog park amenities clean and safe. • Be on‑call for after‑hours emergencies and report issues to the Maintenance Supervisor. • Follow state, local, and federal fair housing laws and complete required training. • Uphold company standards for customer service, uniform appearance, and safety procedures. • Maintain reliable attendance and punctuality on‑site. • Read technical manuals, perform basic math calculations, and prepare routine reports.

What You Bring

The position requires knowledge of state, local, and federal fair housing laws, completion of required training programs, and adherence to company uniform and safety standards. A valid driver’s license, EPA 608 Type II and CPO certification, high school diploma or equivalent, and at least one year of related experience are required. Competencies include the ability to read technical documents, perform basic math calculations, solve routine problems, and write routine reports. The role operates in a professional office setting with standard equipment and involves regular travel between properties in varying weather conditions, up to 10 % of the time. Physical demands include standing, walking, ascending stairs or ladders, and lifting or moving objects up to 100 lb frequently. Attendance and punctuality are essential for high productivity. • Hold a valid driver’s license and EPA 608 Type II and CPO certification. • Possess at least a high school diploma/GED and 1+ year of related experience. • Travel up to 10 % between properties; lift or move objects up to 100 lb regularly.
