About the Role

The Maintenance Technician supports corrective, preventative, routine, emergency, and cosmetic maintenance tasks, as well as the make‑ready process, under the guidance of the Maintenance Supervisor and Community Manager. • Attend community daily and promptly address resident/management work orders. • Perform repairs and replacements in common areas and individual units. • Assist in scheduling and executing maintenance/repair turn events. • Clean exterior grounds, breezeways, and shared spaces each day. • Maintain swimming pool, perform cleaning, and record chemical levels. • Inspect property daily to identify and correct safety hazards. • Conduct preventative maintenance to extend asset life and reduce future repairs. • Follow Asset policies, OSHA standards, and safety guidelines. • Keep the maintenance shop organized, stocked, and compliant with safety regulations. • Support hazard communication program and promote safe work practices. • Participate in unit inspections as required. • Monitor and report inventory of equipment and supplies. • Record service requests, compliance data, preventative maintenance, make‑ready status, and work progress accurately. • Perform general upkeep and cleaning of office, common areas, and model unit. • Report community rule violations to supervisors. • Respond to on‑call emergency situations as needed. • Use property resources, equipment, and supplies efficiently. • Execute additional tasks assigned by Maintenance Supervisor or Community Manager. • Deliver excellent customer service and monitor request turnaround times. • Represent the community positively to support property goals and public recognition. • Enforce community policies consistently with residents.

What You Bring

The role requires a High School Diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations, along with the physical ability to lift 100+ lbs, use ladders, and work overtime or on‑call shifts; reliable transportation is also mandatory. • Hold a high school diploma/equivalent with basic computer skills and knowledge of Fair Housing and OSHA. • Physically able to lift 100+ lbs, use ladders, work in confined spaces, and handle overtime/on‑call duties. • Reliable transportation required for emergency on‑call responsibilities.
