About the Role
The Maintenance Supervisor is responsible for all maintenance operations of a community, including handling service requests, preventive maintenance, staff and vendor supervision, safety compliance, and resident customer service while working closely with the Community Manager. • Attend the property daily and coordinate resident or management work orders. • Perform repairs and replacements in common areas and units, ensuring timely completion. • Inspect grounds, buildings, and community features each day to identify and correct hazards. • Manage inventory of maintenance supplies and adhere to budget guidelines. • Implement and maintain a preventative maintenance program to extend asset life. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain hazard communication programs and promote safe work practices. • Participate in unit inspections and on‑call emergency response as needed. • Oversee and direct maintenance, construction, and rehabilitation activities to ensure quality and speed. • Supervise, train, schedule, and evaluate maintenance staff under the Community Manager’s direction. • Provide ongoing coaching, counseling, and training to meet Asset Living performance benchmarks. • Deliver excellent customer service, monitor service request turnaround, and ensure consistent resident interactions. • Enforce community policies delegated by the supervisor. • Order supplies, obtain vendor bids, and manage resources economically. • Ensure accurate record‑keeping for service requests, EPA/OSHA compliance, preventive maintenance, and work‑in‑progress.

What You Bring
The role requires a high school diploma or equivalent, EPA and CPO certification (HVAC preferred), basic computer skills, and a working knowledge of Fair Housing Laws and OSHA requirements. Physical demands include regular on‑site presence, the ability to lift and move objects over 100 lb, work in confined spaces, perform on‑call emergencies, and handle overtime, weekends, and adverse weather conditions; reliable transportation is also required.
