About the Role

The Maintenance Technician supports resident satisfaction by ensuring quality move‑ins, expedited service, and personal attention. This role is accountable for delivering on commitments that enhance the resident experience and uphold the company's reputation for superior customer service. Key duties include preparing make‑ready apartments through painting, carpet repairs, cleaning, and minor repairs, as well as responding promptly to resident service requests. The technician applies knowledge of plumbing, HVAC, basic electrical work, carpentry, painting, and snow removal, while maintaining grounds, pools, hot tubs, common areas, and dog park amenities. On‑call scheduling may be required for after‑hour emergencies, and all maintenance concerns in vacant units, model homes, and common areas are reported to the supervisor. • Prepare make‑ready apartments (paint, carpet repair, cleaning, minor repairs) • Respond promptly and professionally to resident service requests • Perform maintenance on plumbing, HVAC, electrical, carpentry, painting, and snow removal • Maintain grounds, pools/hot tubs, common areas, and dog park amenities • Participate in on‑call rotation for after‑hour emergencies • Report maintenance issues in vacant units, model homes, and common areas to supervisor • Follow state, local, and federal fair‑housing laws and safety procedures • Read and interpret manuals, policies, and maintenance instructions • Perform basic calculations and write routine reports

What You Bring

Employees must possess a valid driver’s license and EPA‑608 Type II certification (or equivalent local certification), and be able to read and interpret policy manuals, safety rules, and maintenance instructions. Competencies also include basic math calculations, problem‑solving with known variables, common‑sense execution of written or diagrammed instructions, and the ability to write routine reports. Required education is a high school diploma, GED, or trade/technical/vocational training, supplemented by at least one year of related maintenance experience. The role demands adherence to state, local, and federal fair‑housing laws, participation in required training programs, and presentation in accordance with company uniform and professional appearance standards. The position operates in a professional office environment while regularly traveling between properties in varying weather conditions. Physical requirements include prolonged standing, walking, stair climbing, lifting up to 100 lb, and being stationary for approximately 85 % of the time, with travel comprising up to 10 % of duties. • Hold a valid driver’s license and EPA‑608 Type II certification (or local equivalent) • Possess a high school diploma/GED or trade/technical education • Have at least 1 year of relevant maintenance experience • Ability to lift, carry, push, or pull up to 100 lb and work in varying weather conditions • Travel between properties up to 10 % of the time
