Maintenance Technician II

About the Role

The Maintenance Technician II role supports AvalonBay’s mission by executing maintenance requests, diagnosing problems, and making repairs to maintain the physical condition of the community. Technicians ensure service requests and repairs are completed in a timely manner, contributing to a superior quality of living for residents. Key duties include diagnosing and repairing HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, masonry, painting, water features, and waste management systems. Technicians also perform preventative maintenance, prepare vacant apartments for rent, conduct interior and exterior painting, and carry out hot‑works such as brazing, soldering, and welding in accordance with company standards. • Diagnose and repair HVAC, electrical, plumbing, appliances, and carpentry issues. • Complete service requests promptly and maintain community standards. • Prepare vacant apartments for rent on schedule. • Perform preventative maintenance and interior/exterior painting. • Conduct hot‑works (brazing, soldering, welding) per AvalonBay standards. • Follow safety policies, report hazards, and maintain an incident‑free culture. • Participate in monthly on‑call rotation. • Provide courteous customer service to residents and associates. • Read and adhere to key control, turnover, and emergency policies. • Handle chemicals safely using SDS information and appropriate PPE. • Understand and operate emergency shut‑off systems. • Select and use proper paint types and tools.

What You Bring

Applicants should have 2‑3 years of maintenance experience covering HVAC, plumbing, electrical, and general repairs, a valid driver’s license, and the ability to participate in a monthly on‑call rotation. They must provide strong customer service, understand policies such as key control and turnover, safely handle chemicals using SDS and PPE, and possess basic knowledge of emergency shut‑off systems and paint tools.
