About the Role
The Maintenance Technician supports all maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend community site daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas and resident units as needed. • Assist with scheduling and execution of maintenance‑related turnover events. • Clean exterior grounds, breezeways, and common areas each day. • Maintain swimming pool, perform cleaning, and keep accurate chemical logs. • Inspect grounds and buildings daily to identify and correct hazards. • Execute preventative maintenance program to extend property life and reduce repairs. • Follow Asset Living policies and adhere to OSHA safety standards. • Keep the maintenance shop organized, stocked, and compliant with safety guidelines. • Support the Hazard Communications program and promote safe work practices. • Participate in unit inspections and monitor inventory of equipment and supplies. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately. • Perform general upkeep of office, common areas, and model unit. • Report community rule violations to the Maintenance Supervisor or Community Manager. • Provide on‑call emergency support for the community as needed. • Deliver excellent customer service, ensuring timely response to service requests. • Represent the community positively to meet property objectives and public recognition. • Enforce community policies delegated by the supervisor. • Maintain reliable transportation for on‑call emergencies.

What You Bring
• Hold a High School Diploma or equivalent. • Demonstrate basic computer skills and ability to use on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Ability to perform physically demanding tasks, including lifting 100+ lbs., climbing ladders, and working in varied weather conditions.

Benefits
