About the Role
The Maintenance Technician supports property upkeep by handling corrective, preventive, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the guidance of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks, including pool cleaning and chemical logging. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazardous conditions. • Execute make‑ready turnover activities and assist with scheduling and completion of unit turn events. • Maintain and organize the maintenance shop, stock supplies, and monitor inventory of equipment and materials. • Uphold safety standards by following OSHA guidelines, supporting the hazard communications program, and promoting safe work practices. • Keep accurate records of service requests, preventative maintenance, EPA/OSHA compliance, and make‑ready status. • Perform general cleaning and upkeep of offices, common areas, and model units. • Report community rule violations and participate in on‑call emergency response as required. • Deliver excellent customer service, monitor response times, and uphold consistent resident interactions while enforcing community policies. • Meet physical demands such as climbing ladders, lifting 100+ lb objects, working in confined spaces, and being on‑call for overtime, weekends, or night shifts. • Maintain reliable transportation to fulfill emergency on‑call responsibilities.
