About the Role

Reporting to the Preconstruction Manager/MEP Manager, the MEP Estimator prepares detailed estimates for mechanical, plumbing, and fire‑protection trades based on design documents, narratives, and specifications. Responsibilities include quantity take‑offs, cost analyses, constructability reviews, and coordination with architects, engineers, owners, and trade partners. The role involves developing relationships with local suppliers and vendors to obtain accurate pricing, creating value‑analysis alternatives, preparing proposals for lump‑sum, GMP, and Cost‑Plus contracts, and maintaining a historical cost database. The estimator also reviews subcontractor bids, evaluates change orders, and transfers knowledge to operations, with the potential to supervise assistant estimators or interns. • Prepare detailed mechanical, plumbing, and fire protection estimates from design documents through construction. • Perform quantity take‑offs, cost analyses, and constructability reviews. • Source accurate pricing from local suppliers, vendors, and trade partners. • Develop value‑analysis alternatives to improve cost efficiency. • Coordinate equipment pricing with SourceBlue and prepare proposals for lump‑sum, GMP, and Cost‑Plus contracts. • Review bid data, maintain a historical cost database, and mitigate scope gaps. • Supervise assistant estimators or interns as needed. • Communicate estimates and scopes to architects, engineers, owners, and project teams. • Participate in design team reviews, project hand‑off, and lifecycle analysis. • Evaluate subcontractor proposals and assist with large change orders. • Apply critical thinking to interpret contract documents and perform comprehensive cost analysis.

What You Bring

Candidates must hold a bachelor’s degree in engineering, architecture, construction management, or a related field (or equivalent experience) and have at least three years of mechanical, plumbing, and fire‑protection estimating experience. Required skills include strong analytical thinking, knowledge of MEP systems, effective communication, proficiency with Microsoft Office and estimating software, and the ability to collaborate with vendors and project teams; supervisory experience is desired. The position requires regular office or remote work, frequent computer use, occasional lifting of up to 15 lb (and up to 50 lb occasionally), and periodic travel to construction sites. The work environment is generally quiet to moderate in an office setting, with occasional exposure to construction site conditions, and must comply with company safety policies. • Hold a bachelor’s degree in engineering, architecture, construction management, or related field (or equivalent experience). • Possess at least three years of MEP estimating experience. • Demonstrate strong knowledge of mechanical, plumbing, and fire protection systems. • Exhibit excellent written and verbal communication for confident presentations. • Show proficiency in Microsoft Office and estimating software, with quick adoption of new technology.
