About the Role

The Maintenance Supervisor leads all maintenance operations for a community, ensuring timely service requests, preventative maintenance, safety compliance, and high‑quality customer service. Working directly with the Community Manager, the supervisor oversees staff and vendor activities, maintains inventory, and manages on‑call emergency response. The role also includes supervising, training, and evaluating maintenance personnel to uphold performance standards. • Attend the property daily and coordinate resident and management work orders. • Inspect grounds, buildings and common areas each day to identify and correct hazards. • Manage and order maintenance supplies while staying within budget guidelines. • Implement and track a preventative maintenance program to extend property life. • Keep the maintenance shop organized, stocked and compliant with OSHA standards. • Maintain accurate records of service requests, EPA/OSHA compliance, and work progress. • Respond to on‑call emergencies and assist with office and model‑unit upkeep. • Supervise, train, schedule and evaluate maintenance staff and contractors. • Provide ongoing coaching, counseling and performance feedback in line with Asset training benchmarks. • Deliver exceptional customer service by monitoring request turnaround and resident interactions. • Enforce community policies and ensure consistent resident communication.

What You Bring

• Hold a High School diploma or equivalent and required EPA & CPO certifications; HVAC knowledge preferred. • Demonstrate basic computer skills and understanding of Fair Housing and OSHA regulations. • Meet physical requirements including lifting 100 lb+ objects, working in confined spaces and standing for extended periods.
