Job Highlights
About the Role
• Minimize disruption and ensure cleanup after work in client spaces. • Oversee accurate, timely completion of client maintenance service requests. • Review monthly service request summaries to fix recurring operational issues. • Maintain adequate inventory of tools, supplies, and stock materials. • Evaluate vendors for quality and pricing; prepare and submit purchase orders. • Verify deliveries for correct count, pricing, and description. • Perform periodic checks of tool and instrument inventory. • Monitor quality and cost of work performed by outside contractors. • Ensure timely contract maintenance on elevators, communications, card access, fire alarms, sprinklers, chillers, and generators. • Track electrical and mechanical loads for all critical systems. • Oversee equipment warranty fulfillment and secure manuals and drawings. • Lead or assist event setup/teardown, including electrical, AV, and security coordination. • Maintain HVAC systems through cleaning, inspection, calibration, and part replacement. • Direct experiments to improve energy efficiency and comfort of building systems. • Monitor allocation of UPS/generator and cooling capacities to building and tenant needs. • Develop technical enhancements to improve building operations. • Identify equipment needing replacement or reconditioning for client capital planning. • Perform emergency or preventative maintenance off‑hours; provide on‑call support. • Provide superior customer service with a collaborative style.

What You Bring
Required education includes a high‑school diploma with at least seven years of field experience (or eight years total) and trade‑school training. Candidates must demonstrate strong interpersonal, written, and verbal communication skills, be proficient in Microsoft Office, email, and CMMS systems, and possess superior customer‑service orientation and collaborative style. Additional qualifications include solid troubleshooting ability, the capacity to read HVAC, electrical, plumbing, and architectural blueprints, proficiency with hand and power tools, basic electrical/plumbing/carpentry skills, and a Universal License. • Understand building system design and operation; quickly identify shortcomings. • Hold a high‑school diploma with 7+ years field experience (or 8+ years total) and trade‑school training. • Exhibit strong interpersonal, written, and verbal communication skills. • Proficient in MS Office, email, and CMMS systems. • Demonstrate strong organization, attention to detail, and ability to work independently under time constraints. • Possess solid troubleshooting skills and ability to read HVAC, electrical, plumbing, and architectural blueprints. • Skilled with hand and power tools; capable of basic electrical, plumbing, and carpentry tasks. • Hold a Universal License.
