About the Role
The Community Manager oversees all on‑site operations of a housing community under the Regional Manager’s supervision. This includes managing personnel, leasing, maintenance, finance, administration and risk while ensuring compliance with Asset Living policies, safety standards and fair‑housing regulations. • Screen, hire, train, coach and develop on‑site staff; maintain daily attendance and schedules. • Address performance issues, document actions and coordinate with HR when termination is needed. • Drive net operating income through cost control, revenue growth and leasing improvements. • Prepare annual operating budgets and forecasts; oversee rent collection and vendor invoice processing. • Create and execute yearly marketing plans; ensure leasing procedures, documentation and reporting are accurate. • Resolve resident complaints, implement retention programs and manage prospect showings and move‑ins. • Ensure timely, accurate administrative and leasing reports; lead emergency response teams. • Supervise maintenance, conduct property inspections, and manage vendor contracts to maintain property appearance. • Maintain compliance with fair‑housing laws, OSHA standards and Asset Living policies.

What You Bring
Candidates should have at least two years’ experience with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, or similar, and an understanding of related accreditation (e.g., HCCP, COS). While certifications are preferred, they are not required. • Hold a high school diploma (Bachelor’s preferred); CAM or ARM certification desired. • Proficient with on‑site software and basic computer applications. • Meet physical requirements, including standing, walking and occasional lifting of up to 25 lb. • Possess reliable transportation for on‑call emergency duties.

Benefits
• Compensation: $38.50‑$43.25 per hour plus benefits, 401(k) match, bonuses and paid time off.
